Additional Property Attributes

This former flea market has been vacant for approximately three years. The current owner is redeveloping the property as a mixed-use facility with a dance studio on the first floor and loft apartments on the second floor with an outdoor courtyard and parking. The Phase I ESA did not identify any evidence of recognized environmental conditions for the subject property, and no further assessments were recommended. Suspect ACMs observed at the Site include suspended ceiling tiles, wall and ceiling plaster, vinyl sheet flooring and insulation pipe wrap. The owner has had the suspect ACM sampled and confirmed, and received a bid for abatement in the amount of 2,000 to be completed in the near future. 7-19-2011 email from City indicates 2nd floor redevelopment is still in process. 2 permanent jobs to add to 25 temporary construction jobs for 27 total for redevelopment. Per 7-25-2011 email, City needs to check on ACM survey start and end date, cost and who paid for it, plus redevelopment end date.

Former Use: The subject property is 0.25 acres in size and consists of two tracts of land. The west tract is comprised of a two-story building that has been vacant since 2005. Prior to that time, the building was occupied by the Class Act Flea Market and a residence and has historically been occupied by a number of retail entities including appliance, department and furniture stores and office space. The east tract of the Site is currently vegetation-covered, vacant land and was previously utilized as a personal parking area for the previous property owner. Historically, this portion of the Site was utilized for a variety of commercial purposes including office space, grocery store, shoe store, a tavern, barber shop, jewelry store and a drycleaner early 1920s.
