Former Use: The 2.02 acre parcel is located at 7450 Chucks Way in Loves Park and is proposed to contain a new City fire station that is severely needed at the eastern City limits, which had underwent a rapid expansion until the economic downturn. Although the property had historically been agricultural in nature, during development of the surrounding residential neighborhoods, the parcel had been heavily utilized by contractors for equipment and vehicle staging, storage, fueling, and maintenance. The perception of petroleum contamination was of concern. Furthermore, a Phase I ESA was required to be completed on the property prior to applying for a Federal FEMA Assistance to Firefighters Grant. Although the City recently received notification that they were not awarded through the competitive grant process for the Fire Grant, they had already stepped forward and purchased the property and plan on applying for the grant in the future to continue plans. A precisely completed Phase I ESA did not identify any Recognized Environmental Conditions as a result of the in-depth interviews with those using the property. The Phase I ESA allowed the City to apply for past and future Fire Grant funds and has also removed the negative environmental perceptions associated with the site. The City has also moved forward and purchased the property in an effort to preserve the land for the new facility, which will heavily rely upon available grant programs as a result of the reduction of commercial sales tax
