Additional Property Attributes

Former Use: The former filling station and blighted commercial structure located in the �heart� of the 251 Corridor, North 2nd Street TIF District, and Special Overlay District. The City has taken the initial stems by purchasing and funding the asbestos abatement and demolition of the former Parkside Uniform Building. The blighted structure was the first parcel in what the City is hoping will be a land assemblage of multiple adjacent parcels. The City used 2,200 in city funds to perform a Phase I ESA prior to the transactions, which identified a former filling station on the property. USEPA Hazardous Substance Grant funds were used to perform an asbestos inspection. The findings of the asbestos inspection allowed the City to procure an asbestos abatement contractor to remove identified asbestos containing materials prior to the building�s demolition. The City provided the 18,106 to abate the identified Asbestos Containing Materials and the 14,349 for the demolition. Razing the building also helped the city create the 30-foot visual clearance that city guidelines suggest for green-scaped street corners for redevelopment in the �overlay district�. The City ultimately purchased the property for land assemblage purposes to market future redevelopment opportunities. Since clearing the property, the City has vegetated it and used it as open green space until future development occurs at the corner. The City plans on moving forward with the property assemblage, which will require additional Phase I and Phase II ESAs. The adjacent parcels have already received eligibility determinations from US EPA and the IEPA.
