Additional Property Attributes

The property is located in an industrial area of the City of Baltimore and has several active industrial tenants. The assessment funding was used to assist in a real estate transaction that would have brought additional users (and the resulting job increases) to the site. Unfortunately, due to the economic downturn, the prospective purchaser was unable to gain appropriate financing and had to abandon the project. The Phase I assessment noted several Recognized Environmental Conditions (RECs), including: previous solvent use on the site, the former presence of underground storage tanks and the fact that several adjacent properties are sites of regulatory involvement. The consultant recommended further evaluation of the soil and groundwater on the site. BDC will keep the Phase I report available for any interested parties that might want to work to redevelop or enhance the property.

Former Use: The property is currently occupied by a large industrial building containing four tenant spaces, four outbuildings and a large paved parking area. One of the vacant spaces recently housed a spa retailer. Another portion of the building is occupied by an electronics recycling firm. A tire company uses a portion of the building to store and install commercial tires. The fourth space is used by a warehouse and distribution center for building materials. Past uses for the site include a venetian blind company (which utilized a coal-fired boiler, paint drying towers, a paint booth and an incinerator), and a variety of warehousing/distribution operations.
