Additional Property Attributes

This property is underutilized and vacant since approximately 2000. A bulk oil station was located directly north of the property from 1930-1970, while the south and southwest adjoining properties are the former locations of a gas stations from 1930-1965, and 1925-1935, respectively. The site itself was utilized as an auto repair facility from approximately 1930 to 1940, a pickle factory from approximately 1946 to 1961, a used furniture store from approximately 1965 to 1990, and a bottled water distribution warehouse in 1995. Most recently the site was utilized as the location of Ozark Mountain Water Bottling Company. A vacant warehouse structure, built in 1910, sits on approximately � of the property. Phase I assessment was conducted to determine environmental conditions prior to purchase. The intended reuse is for development of a new mixed-use development. The property presents an excellent opportunity for private redevelopment once environmental conditions are known. The building is brick and cinder block so there is no ACM concern. The deal fell through and then access was denied by current owner, so the Phase II was not performed.

2023 Update: The subject property, which encompasses approximately 0.14 acre, is currently vacant after a one-story commercial building was demolished in December 2016. The property is planned to be sold and redeveloped for commercial use as office, warehouse, and workshop space and possibly a microbrewery, as a well as residential living quarters. Estimated redevelopment cost is approximately $300,000, which would leverage 4 new jobs. The project is on hold, pending zoning change.
