Additional Property Attributes

The subject and adjacent properties are located in a historic industrial area of downtown Springfield, Missouri. Currently neighboring properties include a utility company, a rail yard, and several abandoned buildings. Land surface in the area slopes gently toward Jordan Creek, which is located immediately south of the subject property. Properties directly south of the subject property on the opposite bank of Jordan Creek are approximately 10 feet higher in elevation. An unresolved UST closure is driving the cleanup process for this site. One 1,000-gallon gasoline UST was registered for the subject property ST0008719. This tank was installed in approximately 1975 and used until approximately 1987. It was registered in 1994 and subsequently removed from the ground date unknown. Leigh Environmental assisted Mr. Inman with closure activities beginning in 1998, but no closure report was ever submitted. The MDNR file contains correspondence through July 2002. Per April 13, 2010 email from City, property enrolled in PSTIF, remedial process completed, final report and request for closure submitted to MDNR February 5, 2010 IC's "unknown" until MDNR responds to closure request, which is expected to result in "non-residential use only" but remains "unknown" for now, so EC is "no". Redevelopment is delayed pending MDNR NFA letter. Per April 19, 2010 City email, P.O. entered cleanup complete date as February 5, 2010, date that CAG recipient, upon the recommendation of an environmental professional, has determined and documented that on-property work is finished.

Former Use: Previous owner was Mr. Jack Inman, who purchased the subject property in 1972 and operated a roofing business there from 1972 until approximately 1987. In 1980 part of the roofing company was moved, and the subject property remained a supply company only. Prior to Mr. Inman�s purchase, the subject property was a lumber yard.
