Additional Property Attributes

Phase I and II Environmental Site Assessments have been completed. Environmental Phase I and Phase II Site Assessments revealed petroleum and volatile organic compounds in the soil and groundwater and the presence of an unregistered UST. The UST was removed and properly disposed of. A Missouri Risk-Based Corrective Action (MRBCA) Tier 1 Risk Assessment was performed for current and potential future exposure pathways. The representative concentrations do not exceed the residential Tier 1 Risk-Based Target Levels (RBTLs). Lead was detected in soil and groundwater at concentrations above the MRBCA Default Target Levels (DTLs) in all locations, but within regional background levels for lead. The Missouri Department of Natural Resources has determined that the remedial actions taken were adequate to remove chemicals of concern to risk levels acceptable for unrestricted use of the property.

Former Use: This facility consists of a one-story commercial structure. The Washington Laundry business operated between 1937 and 1962. The Washington Laundry steam laundry plant operated on the property. A dry cleaning plant for the same business operated in the adjacent building at 2401-2403 Troost Ave.
