Additional Property Attributes

The Property is comprised of nine parcels and is located at 601, 603, 605, and 613 Bridge Street NW, 414 and 420 Lexington Avenue NW, and 415, 419, and 421 Seward Avenue NW, in Grand Rapids, Kent County, Michigan. Tax identification numbers for the property include: 41-13-24-361-007, 41-13-24-361-010, 41-13-24-361-011, 41-13-24-361-012, 41-13-24-361-016, 41-13-24-361-017, 41-13-24-361-018, 41-13-24-361-021, and 41-13-24-361-022. The Property consists of approximately one acre of land developed with four buildings, paved parking, and grass-covered areas. The following descriptions summarize the buildings and their respective parcels: 601 Bridge Street This parcel is developed with an approximately 2,000 square foot commercial building reportedly constructed in 1888 with an addition to the building constructed in 1940. The building consists of two stories, with retail space on the ground level and residential units on the second floor. 603 Bridge Street This parcel is developed with an approximately 1,300 square foot commercial building reportedly constructed in 1890. The building consists of two stories, with retail space on the ground level and storage space on the second floor. 605 Bridge Street This parcel is developed with an approximately 945 square foot commercial building reportedly constructed in 1952. The building consists of one story designed as retail space. 613 Bridge Street This parcel is developed with an approximately 4,400 square foot commercial building reportedly constructed in 1885. Additions to the building were constructed in 1920 and 1945. The building consists of two stories, with retail space on the ground level, and residential units on the second floor. The Lexington Avenue and Seward Avenue parcels consisted of grass-covered areas.

Former Use: The Property was utilized for residential and commercial purposes from at least 1888 to 2008. In addition to miscellaneous retail establishments, Lexington Avenue parcels were occupied by a gasoline filling station and garage (at least 1923-1928), and then later a tool grinding and repair shop (at least 1958-1973). According to street directory records, a dry cleaner occupied spaces at 613 and/or 615 Bridge Street from 1923 to 1938. According to street directory records, Resistance Welder Service Company was located at 419 Seward Avenue NW in 1988. Residences and buildings were demolished at the Lexington Avenue and Seward Avenue parcels in 2004, and the resulting land was left vacant. United Bank of Michigan acquired the Property in 2007 and 2008, and continued to lease Bridge Street parcels to various businesses and residents. By June 2009, the Property was vacant.
