Additional Property Attributes

The Property is comprised of four parcels and is located at 601 & 614 First Street NW, 520 Second Street NW, and 501 Alabama Avenue NW, in the City of Grand Rapids, Kent County, Michigan. Tax identification numbers for the Property 41-13-24-357-005, 41-13-24-361-027, 41-13-24-377-004, and 41-13-24-378-003. The Property consists of approximately 3.6 acres of land developed with two buildings, a shed, paved parking, and grass-covered areas. 601 First Street is developed with one approximately 59,200 square foot building with two truck loading wells. 614 First Street is developed with one approximately 19,300 square foot building. 520 Second Street and 501 Alabama Avenue are developed with paved parking areas 520 Second Street is also developed with an approximately 200 square foot shed, billboard, and a radio tower. The property was utilized for residential, commercial, and manufacturing purposes during various intervals between 1888 and 2008. Following is a break-down of the property's addresses and associated historical uses: 601 First Street Residences and various retail establishments were situated on the northern and western portions of 601 First Street from 1888 until at least 1968 building supply companies were situated on the southeastern and southwestern portions of this parcel until at least 1953. Miller Metal Products Corporation and other companies occupied the building on this parcel from at least 1961 to 2008. Operations reportedly consisted of automotive parts preparation, which included plating, paint storage and mixing, enameling, washing, baking, packaging, and shipping. The Miller Products Company reportedly closed in October 2008, and the building has remained vacant since then. 614 First Street Residences and various retail establishments were situated on the northern and eastern portions of 614 First Street from 1888 until at least 1963. In the mid-1960s, it appeared Miller Products occupied the parcel, and utilized the space for employee parking, and equipment storage. A canopy was constructed on the parcel by 1992. The current building was constructed in 2000 for warehouse and office spaces. 520 Second Street As of 1888, a lumber yard occupied 520 Second Street. By 1895, the Grand Rapids and Indiana Railroad occupied the parcel and a freight house extended between the north and south parcel boundaries. It appeared that between 1913 and 1950 the building was converted into a general warehouse, which it remained until at least 1967. The parcel then served as a parking lot from at least 1992 to 2009. 501 Alabama Avenue Various manufacturing companies occupied 501 Alabama Avenue from at least 1888 to 1960. Operations reportedly included the manufacturing of rough finished furniture, boxes, and lumber storage. One residential structure was situated on the eastern portion of the parcel from at least 1910 through 1933. The parcel appeared to consist of vacant land from at least 1967, and was later developed as a parking lot from at least 1992 to 2009.
