Additional Property Attributes

The Site is located on the south side of Airport Road, in the City of Fitchburg, Worcester County, Massachusetts. The Site is mapped on the United States Geological Survey (U.S.G.S) Topographic Map Sheet of the "Ayer" and Fitchburg" Quadrangles. According to the City of Fitchburg's Assessor's Office, the Site currently owned by Gerald L. Benoit Industrial Associates, and is identified on Map 142, Lot 10. According to the Fitchburg Assessor's Office, the Site is currently zoned as "Industrial". The Site is located in a residential and commercial/light industrial area of Fitchburg, MA, with residential development dominating areas in the general vacinity of the Site. A warehouse and shopping center are located adjacent to the north of the Site, several residential structures and a church are located adjacent to the west, a bus yard is located adjacent to the east and a light industrial factory and several residences are located adjacent to the south and southeast, respectively. The Fitchburg Municipal Airport is located approximately 1/2 mile southeast of the Site. The Site is relatively flat with light vegetation growth across the Site. Local groundwater is expected to flow in an east, southeast, or northeasterly direction, towards the Nashua River.

Former Use: The Site is developed with one building which was constructed in the late 1800s which totals 149,734 square feet. The Site building was originally occupied by the paper manufacturing facility known as the 'Falulah Paper Co.' between the late 1800s and early 1970s. From approximately 1975 to 1985, the property was owned by Great American Plastic Company, which utilized the Site for storage of dry compounds and materials used in plastic manufacturing. The majority of the Site building is currently vacant, although a furniture manufacturer currently occupies the northern portion of the Site building for warehousing purposes, and an office space is also utilized in the northern portion of the Site building. Based on the building layout and variety of materials used, the Site building was likely constructed in stages as the paper manufacturing business expanded. One portion of the Site building consists of three stories, with the remainder of the building consisting of either one or two stories. A partial basement also underlies portions of the Site building. The balance of the Site not occupied by the building footprint consists of a densely vegetated lot and paved parking areas. Three concrete structures presumed to be water silos are located in the central portion of the Site along the western side of the Site building, and one 200,000-gallon No. 6 fuel oil storage tank is located in the norther portion of the Site.
