Additional Property Attributes

At the time of the reconnaissance, the Property consisted of approximately 1.69 acres of land developed with an approximately 56,000 square foot sheet metal warehouse. The remainder of the Property was developed with gravel- and asphalt-covered drives and parking areas. The Property was located in a mixed use area. REC 1: The potential for environmental impact on the Property from oily staining observed in the western half of the on-site building; REC 2: The reported groundwater impact associated with historical machine shop, automobile manufacturing, and/or metal fabrication operations, as well as drum storage, that occurred on the Property between at least 1931 and 2007; REC 3: The potential for impact and/or the migration of impact from the historical 100,000 cubic foot gasometer tank (adjoining Ohio Valley Gas Corporation site) on to the Property; and REC 4: The potential for migration of impacted groundwater or soil gas from the historical manufacturing and industrial uses of the north-, east-, south-, and west-adjoining sites on to the Property.

Former Use: The Property�s northwest corner was developed with a machine shop and a pump house. A portion of a meter house associated with the Indiana-Ohio Public Service Co. was located on the Property�s southeast corner. By 1940, the machine shop was converted to a dwelling. The remainder was undeveloped. The pump house was no longer present. A second dwelling was present in the Property�s northwest portion and was owned by Mr. Edgar Coats. The remainder of the Property did not change. The Property was developed with a warehouse used for manufacturing, owned by Union City Body Company. Union City Body Company filed for bankruptcy in 1992. The Property was purchased by Union City Body Company, L.P. and used for warehousing and storage. The Property was owned by C&L Steel and used as a metal fabrication facility. The Property was owned by the Randolph County Commissioners and Union City. Frank Miller Lumber Company leased the Property for vehicle and material storage.
