Additional Property Attributes

The 3.1 acre property formerly operated as a machine shop and other industrial uses. The property was the original speculative building constructed by the City of Caro to promote development within the Caro Industrial Park. The site had gone underutilized for the past 5 plus years. The county EDC was approached by a developer looking to construct a concrete ready-mix plant within the Thumb Region. Based on presence of the State of Michigan Renaissance Zone and diligence by the EDC, the developer selected the CDC Building, Prospect Street site. The EPA brownfield assessment grant was able to conduct and Phase I and Phase II ESA at the site and provide All Appropriate Inquiry liability protections on behalf of the purchaser. The brownfield assessment was able to reveal that no environmental impairments were present at the site, resulting in a significant investment of more than 300,000 by the developer and the creation of six jobs.

Former Use: Property was utlized for the production of row crops until the 1990s when the property was developed with the subject building.
