Additional Property Attributes

The large industrial property has gone underutilized and unoccupied for several years within the City of Vassar. The property failed to sell in previous auctions conducted by the land owner. The property has a varied industrial history with numerous environmental concerns. The assessment was able to investigate the unknown environmental condition of the property and assist in the successful sale of the property to a new entity.

Former Use: The subject property was originally developed by the Michigan Central Railroad Company in at least 1884. Several structures on the subject property were utilized for various railroad operations including a roundhouse, locomotive engine house, tool house, and an elevated water tank. The railroad occupied the subject property until the late 1940s when the property was vacated. Also during that time, the subject property was utilized for lumber storage and contained a dry kiln operated by the Michigan Hoop Company from the late 1880s until the mid 1900s. After the lumber company vacated the subject property, several aboveground storage tanks ASTs were installed on the eastern portion of the subject property for bulk oil storage. Standard Oil Company operated these ASTs until the 1950s. From the early 1960s through 2005, the subject property was utilized for warehousing of food products by Vassar Superfoods. Beginning in the 1980s, Tiercon began utilizing a portion of the subject building for automobile parts coating, and continued until 2005. Bierlein Companies, Inc. purchased the subject property on March 31, 2009.
