I clarified the ICs and ECs with the grantee prior to accepting. In its current condition, the property already has controls as it is paved so there is no direct contact risk. The site is hooked up to municipal water supply so no one is drinking the water. The buildings are vacant so there is no current risk of inhalation. At this time in its current condition ICs nor ECs are required beyond current. If groundwater was being consumed on the pproeprty knowing that its contaminated we would try to work with municipality and owner to accomplish a deed restriction. If the building use was to change a vapor intrustion mitigation system may need to be considered.

Additional Property Attributes

Former Use: As of 1892 it appeared a residential dwelling and commercial structure were present on the Property. By 1924 the southern portion of the Property appeared to be associated with the south adjoining Peerless Oil Company. As of 1942, the Sinclair Oil Company operated a bulk oil and gasoline terminal on the Property the existing buildings were subsequently razed for construction of the current building. Sinclair Oil Company occupied the Property until at least 1975. As of 1976, the Capen Electric Company occupied the Property various retail businesses also occupied the Property through 2009. Simplicity Salon and Windemuller Electric occupied the Property during the 2009 reconnaissance. During the 2009 reconnaissance, the Property was developed with one commercial building. The Property was situated in an area zoned for residential and commercial uses, and was surrounded by miscellaneous retail establishments and residences. Simplicity Salon occupied the northern half of the building and Windemuller Electric occupied the southern half and basement of the building. Remaining portions of the Property were developed with paved-parking, gravel, and/or grass-covered areas.
