Additional Property Attributes

While no specific redevelopment project has been proposed at this time, it is likely that this property will be sold back to the general real estate community for a mixed use redevelopment. Such a development could include retail, residential and commercial offerings. It is anticipated that a redevelopment will yield as much as 15-18 million in assessed value, as compared to the current value of less than 4 million.

Former Use: The facility was constructed post WWII era as a manufacturing facility for TRANE company. LIPCO purchased the property in 1997. La Crosse footwear occupied the manufacturing/distribution space of the facility through May 2009. The office space was used by Logistics Health and I.C. System. Contamination was discovered in 1990 when USTs were removed. Prior to LIPCO's purchase of the property in 1997, TRANE Company accepted designation of "Responsible Party" for contamination underneath the building.
