Additional Property Attributes

The Freddie Dixon Foundation signed a grant agreement for the cleanup of the former Roseville-Crooksville Potteries on 12/29/2009. 3/31/2010 No activity has been reported to date. 6/30/2010- Contract for soil remediation has been determined and work is scheduled to be completed by November. NFA submitted 3/31/2011. The Project Property is currently owned by the Freddie Dixon Foundation, a village community improvement corporation. After rehabilitation of the Project Property, Jeff Nelson Custom Homes plans to acquire the property and initially invest 15,000 to redevelop the site with 4,200 square feet of commercial space for the offices and storage space of Jeff Nelson Custom Homes. It is anticipated that the redevelopment will result in 1 new job with an expected average yearly wage of 24,000. Future plans include the additional investment of 60,000 by Jeff Nelson Custom Homes to build condominiums and smalls homes which could result in more job creation. The redevelopment plans align with the Village�s Neighborhood Revitalization Plan and will help transform an idle property into new economic development opportunities for the Village. The total cost of the project will be approximately 900,954. The RLF grant will be used for lead-impacted soil remediation activities.

Former Use: The Project Property has been used for commercial and industrial purposes since at least 1899. Since 1899, the Project Property has supported various pottery manufacturing businesses including J.W. McCoy, Brush-McCoy, and Brush-Line Pottery. Production of commercial pottery ceased in 1982. From 1982 to 1998, the Project Property was used for selling wholesale pottery and ceramics by Cookson Pottery and Ater China. In 1998, the northern three quarters of the facility was destroyed by fire. Two smaller buildings remain on the property and are used for storage. The Project Property is currently vacant with remnants of the floor slab, foundations, and the southern-most kiln line remaining.
