Additional Property Attributes

Former Use: The rectangular-shaped subject property consists of approximately 6.89 acres with one building. The vacant manufacturing building is 36,000 square feet and located along the north side of the property. There is a private gravel covered area that bisects the property from east to west. South of this gravel drive is a vacant field bordered by shrubs and trees. A gravel covered area on the west end of the building serves as parking and a truck turnaround by the loading dock. A concrete paved parking apron is located on the east end of the manufacturing building. Kirsch Company originally developed the property in 1946. According to Dick Hopkins, the plant supervisor from 1950 to 1977, curtain rods were manufactured and sent to other Kirsch-owned sites in Sturgis, Michigan for assembly. The manufacturing process included slitting, edge rolling, iron phosphating and zinc plating. Some contract work was also done for various clients that needed zinc plating. The zinc plating line occupied a majority of the south side of the building. Kirsch ceased operations at the site in 1977 and consolidated manufacturing in Sturgis. Kirsch retained ownership while the plant was vacant until it was sold to Tri-River Industries. Tri-River Industries operated at the site from 1982 until 2008. Several production lines were arranged around the plant floor for coating metal clips with nylon or plastisol for the automotive industry. The subject property has remained vacant since Tri-River Industries ceased operation, with only minor renovations by Pigeon River Properties, LLC from 2008 to February 2009.
