Additional Property Attributes

The site includes a renovated warehouse building at the intersection of West Olive Street and North Main Avenue in downtown Springfield, Missouri - a.k.a. the Artifacts Warehouse Building. The site occupies 0.71 acres that has been commercially developed since the 1890s. Excluding lead and arsenic, laboratory data do not document soil concentrations above MDNR DTLs, or suggest the need for additional testing to address data gaps. Reported lead and arsenic connection in soil appear to represent anturally occurring and/or low-level influences from non-point sources as discussed above. EWI does not recommend further investigation or other related action in response to these findings. The property owner has applied for a Small Business Loan through the City of Springfield HUD funded loan program to complete renovations on 50 percent of the building to convert previous business space to loft residence. Assessments were completed to comply with HUD environmental review process prior to loan approval.

Former Use: The site includes a renovated warehouse building at the intersection of West Olive Street and North Main Avenue in downtown Springfield, Missouri - a.k.a. the Artifacts Warehouse Building. The site occupies 0.71 acres that has been commercially developed since the 1890s. Recent renovations beginning around 2000 include residential lofts within the second level of the building. These renovations have resulted in multiple legal parcel divisions within the footprint of the warehouse building and associated parking lot to the south. The current warehouse building was constructed circa 1972 and was occupied by McQueary Brothers Drug Company until 2000. Since 2000, Artifacts Warehouse, LLC has occupied the site as office space, lofts, pottery storage, an enclosed parking are, and a warehouse for AAA Mailing Service. Commercial and light industrial use of the site dates back to the 1890s. Available records indicate occupancy by Ellis Petroleum Transport and Mutual Oil Company southwest of current building for an undetermined period in the 1960s. From circa 1910 to the late 1950s, the northeast portion of the site contained a hotel. Additional land use includes an auto repair facility 1950s, commerical retail including a used car dealer 1941, and restaurants. Two transfer companies reportedly occupied portions of the site from circa 1926 to 1931. Prior to 1910, the subject property was residential. Historical records also indicate previous coal yard storage, service station operations, and associated etroleum storage tanks in connection with several adjoining properties. Previous coal yard storage to the south 1930s may have extended onto the subject site based on available land use records. Various unknowns regarding former petroleum storage tank operations, tank removal/closure, and previous use as a coal yard were identified as Phase I RECs. Palacio Properties, LLC previously owned the property.
