Additional Property Attributes

Former Use: The subject property consists of two 2 parcels containing approximately 2.68 acres and is located at the northeast corner of the intersection of East Second Street and Elizabeth Street in Rochester, Michigan. The subject property is occupied by a 51,315 square foot industrial building located on the central portion of the western parcel. The western portion of the subject building was constructed in 1970, with additions to the eastern portions of the building in the 1980s and 1990s. The building contains offices in the southwestern portion of the building, production/shop areas in the northwestern and central portions of the building, and warehouse storage areas in the eastern portion of the building. The eastern parcel contains asphalt paved parking areas. Asphalt paved parking areas are also present to the north and east of the subject building on the western parcel. The remainder of the property contains landscaped areas and overgrown vegetation present along the property boundaries. The subject property is currently vacant, but was most recently occupied by Superior Plastic, Inc. The property has been vacant since fall 2009. Reasonably ascertainable records for the subject property extended back to approximately 1940. PME did not identify any significant data gaps during the completion of this Phase I ESA. Original development of the subject property occurred in at least 1940 with the construction of several residential dwellings on the western and central portions of the property. The western portion of the subject building was constructed in 1970, with additions to the eastern portions of the building in the 1970s, 1980s and 1990s. Historical records document the former occupants of the subject property consisted of Superior Plastic, Inc., a plastic manufacturer, from 1970 until 2009. The building has not been occupied since late 2009.
