Additional Property Attributes

Currently vacant, the Subject Site consists of 17 acres between Bluffview Drive and Interstate 255 in Dupo, Illinois. A local development team is interested in developing the site as a sustainable, LEED-certified, professional office park. The sustainability feature includes the maintenance of the Site�s existing wetlands as a natural, focal feature. In addition to the Phase I ESA, A geotechnical study was conducted on the site of the proposed office building. The report provided analysis of current site conditions and recommendations for future excavation and construction.

Former Use: The Subject Site is currently undeveloped and covered with heavy vegetation and trees. The majority of the site is considered wetland. The site has historically been undeveloped, developed residentially, and developed by a quarry road. Previous owners are unknown. The site is currently owned by Four Point Development, Inc.
