Additional Property Attributes

Recognized Environmental Conditions identified during the Phase I Environmental Site Assessment included the proximity of the building to a dry cleaner, along with the presence of lead-based paint and asbestos throughout the building in painted surfaces and in tile, thermal insulation, and roofing material. The site owner completed the project independently through the Missouri Brownfield Voluntary Cleanup Program. The site has been opened as the Ambassodor Hotel Kansas City in June 2012. The redevelopment removed a blighted and vacant property form the heart of downtown Kansas City, Missouri. The six-story neoclassical structure has been transformed into a 43-room luxury boutique hotel with an investment of 11,290,000. The site was enrolled in the Missouri Department of Natural Resources Voluntary Cleanup Program in 2011. The VCP issued a Certificate of Completion with Activity Use Limitations (AULs) January, 2013. The AULs include a Operations & Maintenance Plan for asbestos-containing materials. Both the on-site cleanup activities were completed prior to June 2012, although the exact date is not available.

Former Use: This 0.14 acre site consists of a 7-story office building, including basement, with a total of 42,000 square feet. The current building was constructed in 1930, but the site was developed prior to 1896. The site was utilized by the Gate City National Bank and for retail and offices from 1920 to 1970. Since that time the building has been used for office space and nightclubs.
