Additional Property Attributes

H&H completed a Phase I Environmental Site Assessment ESA in April and May 2010. H&H did not identify onsite concerns during Phase I ESA activities. However, the following off-site concern was judged by H&H to potentially impact soil and/or ground water at the subject site: Wyke�s Cleaners, Inc. is located adjacent to and south of the subject property at 1413 Second St. NE. There has been a dry cleaning plant in the same location for more than 40 years. The facility also is listed in the Underground Storage Tank UST database for a 2,000 gallon diesel UST removed in 1983. Based on the date of tank removal, UST closure documentation was not required at the time by the North Carolina Department of Environment and Natural Resources DENR. Based on topography, proximity, and history of the property, the potential for this off-site property to impact the subject site was judged to be moderate to high.

Former Use: The subject site is located at 1427 2nd Street NE in Hickory, North Carolina. The property consists of a 0.55 acre commercially-developed parcel. The subject site contains a multi-occupancy retail facility with 5,000 sq ft of office furniture showroom in the first retail space 1,520 sq ft of office space in the second retail space and, 1,800 sq ft of multi-use storage and furniture repair shop in the final space. The subject site was first developed prior to 1950 as a retail store that sold furniture and appliances. The current owner purchased the property approximately 35 years ago and leased the three storefronts out for approximately 15 years. In the early 1990s, the current owner moved his office furniture business into the three storefronts.
