The subject property remains an "open" Leaking Underground Storage Tank LUST site with the MDNRE based upon a historic gasoline release. The MDNRE has indicated that achieving MDNRE "closure" for the release may require a restriction on development of groundwater for portions of the property on which groundwater impact has been identified. The specific nature of the appropriate control will be determined subsequent to completion of site assessment activities.

Additional Property Attributes

The property is the former Ted's Service which historically retailed gasoline from USTs. The current property owner completed a Baseline Environmental Assessment BEA at the time of acquisition to obtain an exemption to remedial liabilty. The current owner has redeveloped the site as Manitou Marine. The LCBRA has utilized Assessment funds to complete site characterization activities. The site characterization has been completed to support evaluation of "due care" obligations for the owner of Manitou Marine. The site characterization activities have been coordinated through the MDNRE in order to provide assessment data that will move the site toward MDNRE "closure" for the gasoline release.

Former Use: The subject property consists of the commercial Manitou Marine property and an adjacent residential parcel to the east under common ownership. The Manitou Marine site was developed as Ted's Service subsequent to World War II and was utilized for automotive repair and commercial sale of gasoline, kerosene and diesel fuel for approximatley 50 years. Two separate releases of gasoline have occured in association with former UST systems that have been removed from the property. The liable party initiated remedial activities but efforts have subequently ceased due to lack of financial viability. The current property owner, Robert & Christine Anderson, completed a Baseline Environmental Assessment BEA in March of 1998 at the time of acquistion.
