Additional Property Attributes

The very large, underutilized industrial complex located at 1000 W. Ormsby Avenue has been operated as the Vogt Machine Company aka, Vogt Industrial Commons since the early 1900s as manufacturing facility for industrial valve and other various operations, and is heretofore referenced in this document as the Vogt property. The target property, or subject site, is known as Parcel Number 3 of the Vogt property. A current tenant wants to purchase much of the facility in order to expand their current manufacturing of large cast machine parts. It is anticipated that up to 40 to 50 new jobs may be created as the company expands operations. EPA funds have been used to conduct an extensive Phase I Assessment that has provided the buyer with additional information needed to negotiate the acquisition. Phase II ESA Conducted a Hazardous Material Inventory of all buildings that are beeing considered for purchase by Millennium Forge. Also, completed an Asbestos Survey of all of these buildings. A demolition grade asbestos survey was conducted on buildings 19 and 25. Additionally, a limited ABCA was conducted in order to determine an appropiate clean up strategies and cost.
