The site is an approximate 2.6 acre tract of land that has been improved with fourteen apartment buildings, one office building, and associated parking. According to the site contact, there are 10 one bedroom units that are 600 square feet each, 40 two bedroom units that are 860 square feet each, and 10 three bedroom units that are 1000 square feet each. During the site visit, the presence of floor drains, pad mounted transformers, and dumpsters were noted. These items are not considered to be RECs based on conditions observed during the site visit. Based on review of the historical information, the site has been developed as multiple family housing units since at least 1977. Prior to that time the site was undeveloped land. Surrounding properties appear to historically have been residential. No evidence of RECs was identified during the historical review. The site is bordered to the east by Jans Salon & Boutique, Home Self Service Laundry, and a doctors office. To the north is residential development. Highway 166/11th Street is located south of the site followed by the railroad tracks and agricultural fields. During the regulatory review, Terracon identified three LUST facilities within the search radii. Based on distance from the site, apparent topographic gradient, and/or regulatory status, these listings are not considered to be RECs. Redevelopment end date and jobs obtained on 7-19-2017 from Corporate Office for Apartments by EPA's AML.
