Land Sale to private party on 11/29/2016.This site is the critical corner of a 3.7 acre redevelopment parcel, part of a much larger redevelopment project known as "High Point", located in West Seattle and owned by the Seattle Housing Authority. This particular property is the only commercial site at High Point, a federally designated HOPE VI redevelopment of 120 acres that will house 4,000 residents when it is completed. The future plan is for mixed-use development with 10,000 square feet of commercial space and housing for approximately 240 families and creating 40 full-time jobs.

Former Use: Records and photographs on file at the Puget Sound Regional Archives indicate that in 1928, a Texaco-brand retail gasoline station and automobile repair shop with no heating supply was constructed on site. the facility was demolished in 1954 and a new automobile service station and auto repair garage was constructed in its place. The 1954 vintage building was heated by an oil-burning furnace. Archived records indicate the 1954 vintage station was equipped with two 6,000-gallon USTs, a 1,000 UST and a 650-gallon UST. From 1928 until 1975, the service station was operated under various names 'Sunrise Garage and Service', 'Wagner's Rocket Gas Station. In 1975, the site use was changed to a welding shop. Beginning around 1990, the site was used both as a welding shop and an automobile repair shopDoug's VW Auto Service'. Portions of the soil on the site are contaminated with gasoline/oil-range petroleum hydrocarbons and BTEX. The Seattle Housing Authority acquired the property in 2005 as part of the redevelopment of High Point residential community. The prior owners were David and Arlene Lipscomb dbs. 'Doug'sWelding', who in turn purchased the parcel from Louis Hardin in the mid-1970's. Hardin bought the parcel in the mid-to late 1940's from Hannah Lindh, who had purchased it in 1941. From 1928 to 1941, the site was owned by West and Wheeler.
