Additional Property Attributes

Based on a Phase I ESA completed in January 2011, numerous RECs have been encountered on this property. These RECs include the use, handling and storage of petroleum products, an on-site spectic system conected to an oil/water separator, storage of hazardous materials such as solvents, pesticides and herbicides, land farming of contaminated absorbant pads, on-site vehicle repair and building. Based on the Phase II ESA completed in December of 2011: 1. The isopropylbenzene in groundwater sample from PW6 0.99 ug/L was the only COC to exceed an applicable GTCL of 0.8 ug/L. Soil collected from location SB6-1 in the same area as PW6 shows no indication of isopropylbenzene above the MDL and leachability SCTL of 0.2 mg/kg. Temporary well PW6 was installed in the vicinity of the previously documented release of gasoline and soil cleanup activities. 2. No other COCs were identified in the groundwater samples collected from the Site above GCTLs. 3. The COCs for soil confirmed to be present at the Site are arsenic, barium, and methylene chloride. Arsenic and barium were identified in soil samples above direct exposure criteria. Methylene chloride was identified in a soil sample above the default leachability criteria. 4. Concentrations of arsenic and barium were found to exceed the residential direct exposure SCTL. Concentrations of arsenic and barium did not exceed the commercial direct exposure SCTL. 5. The exceedance of the default leachability criteria for methylene chloride is not consistent with actual groundwater data from the Site. In addition, the value was given with an �i� qualifier meaning the reported value is between the laboratory method detection limit and the practical quantitation limit. 6. The RECs that are associated with the identified soil COCs are as follows: Arsenic, Barium and Methylene Chloride. The above information provides documentation on the potential for areas of impact on the subject property. There are specific reporting and cleanup requirements in the State of Florida with regards to soil and groundwater contamination. Prior to determine the applicability or need for regulatory reporting, KHA recommends that soil and groundwater quality be confirmed.

Former Use: The site is a 19.13 commercial/industrial facility currently developed with a former truck fueling facility, a current truck repair shop and trailer fabrication shop.
