The City of Easton plans to acquire the described parcels or portions thereof to support the Bushkill Creek Corridor Project, a series of inter-related initiatives along the Bushkill Creek in Easton including elements of urban revitalization, streetscape enhancement, and recreational development. One of the primary efforts of the Corridor project is the redevelopment of the Simon Silk Mill site along the Creek. The site was initially developed by the R&H Simon Silk Company in 1883 as a silk mill. At the height of its operation around the turn of the 20th century, the site employed approximately 2,000 and the R&H Simon Silk Company was the largest manufacturer of black silk ribbon in the world. The site was transferred to Pfizer Pigments Inc. in the 1980s. From the 1990s through several years ago, the property housed various commercial and industrial operations including a retail carpet business, a plastics recycler, and warehousing for various users. ERA acquired the property in late 2006 with the intention of facilitating its mixed use redevelopment. Since acquiring the site, ERA has completed various due diligence work and has coordinated extensively with the public and community stakeholders on possible reuses. From this coordination, ERA has developed a preliminary vision for the site which would see it redeveloped as an integrated complex of buildings and open space dedicated to the development and the advancement of the �creative industries�. Potential elements of this concept may include: � A community arts center possibly involving gallery space, working artist studios, small live performance venues, classrooms and community meeting rooms, shared production facilities kilns, pottery wheels, metal-working facilities, etc., artist demonstration stages, an art film theatre, etc. � An artist live-work facility providing affordable joint residential/studio space for qualified artists and their families. � A boutique hotel providing overnight accommodations for visitors. � A mix of market-rate retail, commercial, office, restaurants, and production facilities catering to the creative industries. The project will seek to incorporate and showcase emerging �green building technologies�, serving as an example of how older historic structures can be rehabilitated using sustainable techniques. The project also seeks to take advantage of the site�s location along the scenic Bushkill Creek via the incorporation of a recreation trail proposed along the waterway. This trail will be a recreational amenity for users of the Silk Mill site, as well as serving to connect the Silk Mill with the ongoing revitalization of the N. 3rd Street area being spearheaded by Lafayette College, which is another element of the Corridor Project. The project is a regional and state priority, being one of the 3 regional priority projects outlined in the Lehigh Valley Planning Commission�s �Lehigh Valley Regional Action Plan�, as well as having been accepted into the state�s Brownfields Action Team BAT program.

Former Use: The Site is located in a primarily industrial/commercial section of the City of Easton. The area near the Site also includes some office, retail, and residential use. Properties adjacent to the Site include a commercial auto repair shop/garage, the remainder of the 673 North 13th Street property which is used for auto sales, and a former silk mill property that the City of Easton is redeveloping.
