Additional Property Attributes

The Phase I assessment was peformed to evaluate the potnential for the site to have been the origin of chlorinated solvent contamination detected on adjacent downgradient land. This was in anticipation of performing a Phase II assessment for the same reason. Property did not qualify for Phase II funding, because Phase I assessment revealed that all appropriate inquiry was not performed prior to site acquisition. Next steps are to seek alternative funding for assessment and cleanup.

Former Use: Property Description - The Property consists of an asphalt-paved parking lot with areas of grass and landscaping. The City of Sandusky Official Zoning Map from 2008 shows the Property zoned for Limited Manufacturing LM use. Future land use is expected to remain consistent with current use. Past Uses - Historical records indicate that the Property was vacant in the mid-1870s. From at least the mid-1880s to the late 1950s, the eastern portion of the Property was used as a railroad depot and office. The western portion of the Property was used for lumber storage from at least the mid-1880s until the early 1890s. The Property appears to have been vacant and/or used as office or storage space from the early 1960s through the early 1980s. A railroad spur leading from the north-adjoining railroad tracks to the south-adjoining facility was present on the Property from at least 1950 until the mid-1980s. Historical records indicate that, in general, the area surrounding the Property has been developed for industrial use from at least 1874 to present. Some sites in the surrounding area were used as lumber yards, foundries, paper companies, machine shops, and plating operations.
