Additional Property Attributes

The City of Sandusky has been the owner of the Subject Property for over 100 years. It is located in a commercial/industrial area in the northwestern part of the City. The Subject Property is irregularly shaped and developed for use as a coal dock on Sandusky Bay, and includes water access from two piers. Most of the Subject Property is now covered with vegetated areas and the remains of the structures used for former coal dock activities. Coal dock operations ceased in the 1980s, when the cranes were dismantled and the Property has been vacant since that time.
The 2024 Phase I ESA identified the following RECs:
REC-1: The Subject Property operated as a rail yard with multiple rail spurs for loading and unloading of coal from at least 1904 to approximately 1980. Therefore, the potential leaching of impurities from the coal (i.e. heavy metals or organic compounds) into the underlying soil and groundwater of the Subject Property represents a REC in connection with the Subject Property.
REC-2: The adjoining western parcel is the N&S coal dock, addressed as 2705 W Monroe Street. This site has several documented spills exceeding 50 gallons of diesel, gear oil, and/or non-PCB transformer oil, which are large enough to potentially impact the surrounding areas including the Subject Property. Due to the lack of information in the SPILLS and ERNS databases related to the specific location of the spills on the site, affected environmental media, and any subsequent cleanup activities, this represents a REC in connection with the Subject Property.
REC-3: Craft Marine at 400 Broadway Street is the large parcel that adjoins the Subject Property on the southeast corner. An ERNS entry from 2008 reported the company dumping waste anti-freeze in the forest west of the building, which was reported as an ethylene glycol spill. The reported dumping location is directly south of the Subject Property, and up gradient based on the interpreted direction of groundwater flow. Due to the lack of information in the ERNS database related to the amount of material dumped, affected environmental media, and any subsequent cleanup activities, this represents a REC in connection with the Subject Property.

Phase II ESA identified one area of shallow soil (upper two feet) impacted with lead above applicable commercial / industrial standard.
