"Mo-Kan Regional Council applied for a Phase II Brownfields Assessment for the Delmark Tire Service site. Perceived contamination has hindered the owners ability to consolidate and refinance debt. Refinancing will ensure the owners ability to maintain operations, retain jobs, and generate sales tax revenue. Four additional jobs may be created by internal restructuring. Tetra Tech conducted soil and groundwater sampling at the site. Elevated levels of gasoline range organics (GRO), diesel range organics (DRO), volatile organics, polynuclear aromatic hydrocarbons, and lead were found in soil and groundwater. Lead in surface soil was found to exceed standards for residential use. Benzene in subsurface soil and groundwater was also found to exceed standards for residential use. GRO in groundwater was found to exceed standards for non-residential use. A magnetometer survey was conducted to look for underground storage tanks (USTs), but no evidence of USTs was found. A Phase II Addendum was then conducted to install permanent monitoring wells, delineate contamination, and perform a risk assessment. The results of the risk assessment are that lead in surface soil exceeds risk-based target levels for residential, non-residential, and construction worker use, and benzene in groundwater exceeds standards for residential use.. The Brownfields/Voluntary Cleanup Program is recommending cleanup. "

Former Use: The facility is currently a tire retail sales and automotive repair facility. It has been developed since at least 1897, when a carpenter shop was present on the site. The site operated as a fueling station from 1932 to 1937. Since that time it has been used for automotive sales and service and tire retail sales. The structures on the property consist of a single building with 7 service bays. Photographs show two former sets of gasoline pumps, one on the northwest corner and one on the west side of the property.
