Additional Property Attributes

The building on the Property is comprised of brick. The building is located on the western half of theProperty, and has a total of 2,400 square feet. The eastern half of the Property was once used as a gravel parking lot however, the eastern portion of the Property is now predominantly grass covered. The structure located on the Property was built in 1952, and is currently utilized as a storage building for furniture and other household items. The Property is located in an area consisting mainly of detachedcommercial buildings. Historic resources indicate that the Property was used primarily for residential purposes from at least 1906 until approximately 1950. In 1952, an industrial light manufacturing building was constructed andthe Property was used as an auto repair facility from 1954 to 1965, and as a printing company from 1970 to 2002. Limited sampling was done-- No VOCs or TPH-GO were detected. Test results for TPH-DROEPA Method 3546 indicated a detectable range of 1.0 to 2.5 milligrams per kilograms mg/kg in s of 4 samples. These concentrations are significantly below risk-based levels and no further action was determined necessary. This property was purchased on 11/03/10. The location was redeveloped as new office space in March of 2011 after 4 months of construction. The phase I helped to begin the conversation with the bank to clarify what the environmental concerns of the bank. It verified a service station up the street, the phase II site showed no contaminants. These assessments helped to entice financing, The property owner was able to create 10 more jobs. It also assisted in occupying a vacant property and use existing utility services. These funds were leveraged with 400,000 in private funding.
