Additional Property Attributes

The Site consists of one rectangular-shaped 0.319-acre commercial property located at 89 N. Montello Street in Brockton, Massachusetts. The Site is developed with a five-story mill brick building constructed in 1920. The majority of the building is currently occupied by Brockton Equipment/Spilldam Inc. for oil boom manufacturing purposes. The fourth and fifth floors are leased for furniture warehouse storage space. The Site building is accessed through a street-side entryway off N. Montello Street to the west. The Site is located in a downtown mixed-use district primarily characterized by commercial offices, retail stores, and municipal buildings.

Former Use: Between 1889 and 1909 the Site was part of a residential lot occupied by a residential building and a shed. In 1920, these former on-Site structures were demolished and replaced with the current Site building which was occupied by a shoe heel manufacturing company, identified as Acme Heel Company, until the late 1960s/early 1970s when it was occupied by a cabinet and countertop construction company. Brockton Equipment/Spilldam Inc., a manufacturer of oil spill booms, has operated as the primary Site tenant since 1998, leasing upper floors of the building as warehouse storage space to a furniture wholesale company. According to information obtained from the City of Brockton Assessor�s Office, the Site is identified as Parcel 108-056, and is currently owned by Brockton Liberty LLC C/O Walter Miller.
