The Brattleboro Music Center BMC, one of the prospective purchasers, would like to redvelop the southeastern portion of the parcel for the BMC's concert hall. New England Center for Circus Arts NECCA would like to redevelop the northwestern portion of the parcel as part of the new NECCA school. New England Youth Theater will continue to operate their facility.

Former Use: The subject property according to brief review of Sanborn Maps a lumber yard , wood working and machine shop. Currently, the site has the New England Youth Theatre on part of it and the remaing portion of the site has parking or is empty. The property is adjacent to 64 Elm Street, a current site within the Windham Regional Brownfields Remediation Program with Recognized Environmental Conditions.
