Additional Property Attributes

A Phase II ESA of the subject property was performed. Soil and groundwater samples were collected from the subject property. Soil and groundwater samples were collected at locations spaced across the site. Samples should be analyzed for contaminants commonly associated with historic urban areas, including volatile organic compounds, polynuclear aromatic hydrocarbons, total petroleum hydrocarbons, and metals. If future plans for the 318 S. Campbell Avenue building include renovation/demolition activities, then it would be ready to go, as the asbestos and LBP inspections were clear and completed. Future demolition or renovation of building materials determined to contain ACM and/or LBP including abatement and disposal activities should be conducted in accordance with applicable state and federal regulations. Hazardous materials household chemicals and possible PCB-containing electrical ballasts located in the 318 S. Campbell Avenue building should be removed for proper use or disposal. Former Use: 318 South Campbell Ave is located in Springfield, Missouri. The site is comprised of two parcels of land that together are approximately 0.59 acre in size. Those parcels are 1 the 318 S. Campbell Avenue property, and 2 a surface parking lot located west of S. Campbell Avenue with a listed address of S. Campbell Avenue. The 318 S. Campbell Avenue property is approximately 0.17 acre in size, and the surface parking lot is approximately 0.42 acre in size. The purpose of the Phase I ESA is to identify recognized environmental conditions REC in association with the subject property, and to identify the nature of contamination and the risks posed by the contamination, if present. Both of the parcels that comprise the site are currently owned by Sertoma Building Corporation Sertoma. The building on the 318 S. Campbell Avenue property is currently vacant and has been undergoing renovation. Sertoma is a civic organization and has used the building for office space and to conduct meetings, dinners, and fundraisers for the last 20 years. Sertoma moved out of the building in December 2010 so they could begin renovation. In March 2011, Sertoma decided to stop renovation of the building and instead move their operations to a different location. Historical documents indicate that a building has been located on the 318 S. Campbell Avenue property dating back to the late 1800s. Property/building use was not always identified in historical records other than as a �store.� The surface parking lot has been owned by Sertoma for approximately 10 years. Currently, the parking lot is utilized as a pay lot. The surface parking lot property has been utilized for parking since the late 1960s however, prior to that data it contained numerous buildings dating back to the late1800s.
