Additional Property Attributes

The Property is currently occupied by a vacant building and an associated parking lot. The Property was first developed for residences in the mid-1800s. The northwestern half of the Property was occupied by a church in the late 1800s to mid-1900s followed by a service station until the late 1970s. The parking lot has occupied the northwestern portion of the Property since 1977. Small commercial businesses, including dry cleaners, occupied the southeastern portion of the Property in the early to mid-1900s. A newspaper printing company occupied a portion of the southeastern Property beginning in 1923 and gradually grew to occupy the entire southeastern half of the Property by 1977. Three Identified Areas (IAs) were identified during this Phase I PA: i) historic on-site printing and dry cleaning operations, ii) a historic on-site gasoline service station, and iii) two historic off-site adjacent and apparently up-gradient printing operations. Estimated costs of asbestos abatement is 75,000. The abatement estimate does not include cost for abatement of roofing materials or other regulated or otherwise hazardous wastes.

Former Use: The building on-site was constructed in late 1940�s for newspaper/printing operations and has been used in a similar capacity since that time. Presses were located in the basement of the 2-story 40,000 square foot building. An apparent underground storage tank is present on the west side of the building likely used to fire boilers historically on-site. The tank is not registered with BUSTR and would be exempt from state and federal UST requirements based on apparent heating oil usage. Given the age of the building constructed pre-1980, the potential exists for asbestos to be present. Potential impact may be present from printing operations.
