Additional Property Attributes

The Subject Property is: � located on the north side of NW 23rd Street with North Hudson Avenue to the east and North Walker Avenue to the west. � approximately 25,400 square feet in size and is currently an unoccupied theater, retail space, and offices in a contiguous retail space. � The theater is a single story brick building with an upper balcony in the theater. There is a lobby, restrooms, an office, storage, and projection room in the theater. � The inside of the theater is constructed of concrete floors and brick walls. The ceilings are constructed of plaster. The retail space has vinyl tile floors, cinder block walls, and plaster ceilings. The office space has concrete floors, sheet rock ceilings with exposed wood, and sheet rock walls. � The subject Property elevation is approximately 1,198 feet above sea level with the apparent groundwater flow direction to the north northeast. � The Subject Property�s geology consists of Kingman-Siltstone Hennessey shale. � Soils at the Subject Property are classified as �Urban Land�

Former Use: According to the 1922 Sanborn Map, the Subject Property was mostly undeveloped with one single family dwelling. In 1946, 1950, 1955, 1964, and 1969, the Subject Property was developed with a movie theater and retail space. The Subject Property is currently Tower Theater, retail space, offices, and it is unoccupied. The spray on acoustic ceiling contained asbestos and was abated by Enercon in 2005.
