Additional Property Attributes

Former Use: The subject property consisted of unimproved agricultural land from at least 1938 until 1985 when the current building was constructed. An addition to the subject building was constructed in 1990. Meppelink Woods Inc. utilized the subject property for manufacturing plywood from 1985 until approximately December 2010 when the subject property was vacated. Operations at the subject property between 1985 and December 2010 included the 1 pressing of pre-treated wood into plywood using a low formaldehyde epoxy resin, and 2 sanding, drilling, and shaping of plywood. According to the Phase I completed by Prein & Newhof in June 2001, the low formaldehyde epoxy resin was stored in a 55-gallon drum and was elevated off the ground. No staining was observed by Prein & Newof in the vicinity of the drum. Further, waste resin was reportedly allowed to solidify in 5-gallon containers and then disposed of in dumpsters located to the south of the subject building. The solid waste was ultimately removed by Sunset Waste Services. It is AKT Peerless opinion that historical operations at the subject property by Meppelink Woods Inc do not represent a REC to the subject property based on 1 general use of wood products, 2 lack of indication of a release of low formaldehyde epoxy resin during Prein & Newofs June 2001 Phase I ESA, and 3 lack of concerns observed during the site reconnaissance.
