Additional Property Attributes

A Phase II ESA is recommended for the four underground storage tanks.

Former Use: The Calvary campus consists of three buildings: a 2-story with a brick basement and concrete block building housing the church sanctuary, offices and miscellaneous meeting rooms; a gymnasium, and a former gas station building. Asbestos and lead based paint are suspected to be present in the buildings. Past site uses include a church, old gas station and Pizza Hut since the 1960s. Life 360 Church intends to use the gym for inner city outreach, providing job services, clothing, food pantry, and an afterschool program for children of working parents and providing education and direction. Sunbelt Environmental, Inc. performed an asbestos inspection on September 23, 2010 for the church.

A Phase II was conducted in 2011. Benzene was detected in soil and groundwater above the Missouri Risk-Based Corrective Action (MRBCA) default target levels. A Phase II Addendum is recommended to determine the source and extent of contamination in the groundwater. Asbestos was identified in the building and needs remediation.

An updated Phase I was conducted. The former use of a filling station on the subject site represents a REC to the site.
The presence of contaminants of concern (benzene, naphthalene, cadmium, lead and arsenic) in soils and groundwater associated with the former filling station represent a REC to the site.
Based on the site reconnaissance, one former filling station is located adjacent to and northeast of the site and represents a REC in connection with the subject site.
Based on the proximity to and operations associated with the former filling station, this adjoining service station (Conoco service station) represents a REC in connection with the site.
Based on historical documents, there are two former filling stations located adjacent to and northwest/west of the subject site that represent RECs in connection with the subject site.
Based on a field reconnaissance performed by Terranext on December 22,2010, asbestos-containing material (ACM) was identified at the subject site. An ACM survey was conducted on the subject site by Sunbelt Environmental Services, Inc. on September 8, 2010.The Sunbelt asbestos inspection report indicated that ACM was located in the building and included the 12-inch by 12-inch floor tiles and mastic, the gymnasium tile mastic, and the textured ceilings. The ACM identified in the Sunbelt report represent an environmental concern to the subject site and should be removed prior to demolition or renovation activities.
Based on the field reconnaissance performed by Terranext on December 22, 2010, lead-based paint (LBP) was identified at the site. No LBP surveys appear to have been performed on the subject site. The LBP, if present, represents an environmental concern to the site. Prior to renovation or demolition, a LBP demolition survey should be performed by a licensed lead professional. LBP identified in the survey should be removed prior to demolition or renovation activities in accordance with federal, state, and local lead regulations using licensed lead abatement contractors.
