Additional Property Attributes

A Phase II assessment is recommended to locate the underground storage tanks and investigate the soil and groundwater on the site.

Former Use: This site was used as a detail shop, small engine repair and garage with filling station. The buildings are in very poor condition. It is suspected that underground storage tanks may still remain on the property.

The Phase II ESA soil sampling results indicate that the concentrations of lead in samples B-1A, B-2A, B-2B, B-3A and B-3B exceed the Missouri Risk-Based-Corrective Action (MRBCA) lowest default target levels (DTLs). Toluene, ethylbenzene, total xylenes and total petroleum hydrocarbon-diesel range organics (TPH-DRO) were detected in sample B-3B. However, the results did not exceed MRBCA DTLs. Vent pipes that are typically associated with underground storage tanks (USTs) were identified during the Phase II ESA sampling activities, and a concrete island typically associated with fuel dispensers is also located on the property.

* A subsurface investigation was conducted to assess potential subsurface soil and groundwater impacts at the site associated with the past property usage, and the potential risk that these impacts represent to humans and the environment surrounding the site. The soil analytical results indicated that the concentrations of lead in all soil samples did not exceed the most conservative RBTLs listed in Appendix B of the MDNR MRBCA Technical Guidance. Groundwater was not encountered during the subsurface investigation, therefore groundwater samples were not collected.
* A Ground Penetrating Radar (GPR) survey was conducted at the site to determine if any underground storage tanks (USTs) and associated piping were still located on the property. The results of the GPR survey indicated that two USTs were in, or beneath, the western building. Because this building was locked and the windows boarded up, no scanning could be conducted inside and no direct observations could be made to determine the size or exact placement of the tanks. The GPR survey also indicated that another UST (approximately 4 to 5 feet in diameter by 7 to 8 feet in length) and associated piping were located between the main building and old pump island.
