Additional Property Attributes

The Property is located upgradient and proximal to the City of Middletown�s potable well field. Monitoring associated with the well field in the early 1990�s detected volatile organic compounds (VOCs) in groundwater. Subsequent investigation identified the Property as a possible source of such impact. At the time the Property was occupied by AEP Flexo. AEP Flexo and the Ohio EPA entered into an Administrative Order by Consent in 1993 to investigate/remediate the VOC impact. Assessment and remedial activity was conducted at the Property from 1996-2006. Remedial measures failed to successfully mitigate the source area as evidenced by increasing concentrations of VOCs in on-site groundwater following treatment. The City of Middletown identified the vacant Property as an unresolved environmental issue and as a site for potential redevelopment.

Former Use: Vacant 7,000 ft2 commercial building. Initially developed in mid-1970s. Occupied by a lexographic printing plate manufacturer AEP Flexo 1980-90, engine rebuilder 1995 and auto garage late 1990s- early 2000s. The property is currently owned by Thunder Property Holdings, LLC. The Property is located upgradient and proximal to the City of Middletown well field. VOC impact was detected in the well field in the early 1990s. Subsequent investigation identified the property as a source of the impact. AEP Flexo and the OEPA entered into an Administrative Order by Consent in 1993 to assess/remediate the VOC impact. Assessment and remedial activity was completed from 1996 - 2006. Remedial measures failed to successfully mitigate the source area. The responsible parties have depleted financial resources in attempting to clean up the property.
