Additional Property Attributes

The property is currently occupied by a former hospital and will be developed as residential apartments.

Former Use: The Property is a vacant former hospital facility. An approximately 50,000-square foot former hospital building is located on the western portion of the Property and a former ambulance garage is located in the northeast corner of the Property. Exterior finishes of the hospital building include brick, concrete, and metal, while exterior finishes of the garage include wood siding and pitched asphalt shingled roofing. The majority of the hospital building is one-story. A section of the eastern portion of the building has a second-story and basement. Interior portions of the building consist of offices, a morgue, an emergency center, laboratories, patient rooms, a boiler room, restrooms, a hair salon, operating rooms, maintenance areas, storage rooms, classrooms, and lobby areas. Evidence of vandalism to the floors, walls, ceilings, windows, and interior equipment was observed inside the building. ATC was unable to gain access to the basement due to four feet of standing water. ATC was also unable to gain access to the ambulance garage and backup generator room because they were locked. ATC was able to make observations into the garage through windows located in the back of the garage. ATC observed chairs, tables, and other items stored in the garage. Exterior areas around the building consist of grass covered areas, asphalt paved parking areas, a garage, and a concrete paved helicopter pad. Two fill ports and associated vent pipes were noted on the Property and appear to be associated with two USTs. One was located beside the backup generator room on the north side of the building and the other near the northeast corner of the building. Please refer to Section 5.1.2 and Section 6.3 for further discussion of the on-site USTs.
