Additional Property Attributes

Phase I assessment identifies five 55-gallon drums believed to be a varnish-type substance generated from a previous gun stock company. An initial Phase II yielded further investigation. The second Phase II report indicates the presence of benzo(a)pyrene. However, while the site is enrolled in VCP, no cleanup activities have take place.

Former Use: The site generally resembles a triangle-shaped property totaling approximately 6.5 acres. According to the Benton County Real Estate Department, the parcel in which the site is located includes 9.1 acres. However, the western portion of this parcel, which is occupied by Summit Natural Gas Company, is not included in this Phase I ESA. Three interconnecting buildings are located along the northern portion of the site. Two interconnecting buildings are located along the eastern portion of the site. Three structures are located east of the barn and Parks Departments facility on the eastern edge of the site. Three propane storage tanks are located on-site for heating purposes. The remainder of the site is either grass or gravel covered with dirt/gravel roadway providing access to the buildings. A wooded area is located along the southern portion of the site adjacent to a lake. The property has been developed since at least the 1920s. It is reported that the site was developed in the 1920s for the E.C. Bishop & Son Inc. - saw mill. In 1930s the site also became a gunstock manufacturer under the same name. The site was purchased in the early 1990s by Reinhart Fajen Inc., and continued on-site manufacturing of gun stocks for one to two years. The city of Warsaw bought the property in September 2003 and has utilized the site for storage of equipment, the location of the Parks Department, and has rented a portion of the site to the Marine Corps League.
