The Phase I ESA did not identify any RECs for the Jumping Jacks Shoe Factory Parking Lot OU.

Former Use: Past site uses include a parking lot, and a railroad depot station (1887-1967). The railroad depot building was demolished in the 1970s. The city states a developer proposes to convert existing warehouse/factory into educational/commercial use by demolishing approximately one-third of the existing structure and constructing modern office/educational facilities for university satellite location. Other tenants, unknown at this time, will likely be commercial/institutional/governmental in nature. Subject property is included in the city of Monetts Vision 2030 Downtown Revitalization Plan. Monett was recently designated a DREAM community by the state of Missouri and this project would lead to a significant reinvestment in downtown Monett. A recent economic impact study estimated a potential $384,000 annual impact from the proposed development. Based on results of the Phase I ESA, BVCP does not recommend conducting a Phase II ESA.
