The subject property is comprised of a single parcel encompassing a total of approximately 6.5 acres.The property is bordered to the north by Laurens Avenue and commercial properties beyond, east by South 4th Street and residential properties beyond, west by commercial properties and to the south by Davis Street and commercial properties beyond.The subject property currently includes 14 warehouse buildings used primarily for storage. The property is comprised of a single parcel owned by Pedigreed Properties LLC.

Former Use: The subject property operated as the headquarters for Coker Pedigreed Seed since the early 1900�s until approximately 1977. These operations included the development, experimentation, and storage of grains and seeds and the operation of a cotton gin which included an acid delinting process. Agricultural related operations typically included the bulk storage and mixing of agricultural chemicals including fertilizers, pesticides, and herbicides, etc. The delinting process, which removed lint from cotton seeds, utilized sulfuric acid as the primary compound but potentially also included Copper Sulfate, Mercuric Chloride, and Formaldehyde. A significant portion of the operational time period of the Coker Pedigreed Seed company preceded major environmental regulations and current waste management and disposal procedures.
