Additional Property Attributes

According to the Phase I ESA, the southern portion of the Site appears to have been developed with commercial or light industrial buildings from at least as early as 1928 through the present day. The northern portion of the Site appears to have been vacant from at least as early as 1928 until sometime between 1946 and 1953 when some earth moving or grading was evident. The Site occupancy during this time is unknown. A separate service station facility was constructed on the northern portion of the Site sometime between 1953 and 1963, and demolished between 1970 and 1974. The service station was listed as �CARL&WAYNES CHVRN� and addressed 415 South Santa Fe Avenue. Several small structures have been added and subtracted from the Site since that time, with the present day hardware store building being constructed between 1974 and 1989. Geib Lumber/True-Value Hardware has occupied the Site since at least as early as 1970. The historical gasoline service station in the northern portion of the Site is likely to have stored petroleum fuels and/or other products in USTs. Research revealed building permits for removal of the gasoline service station but no confirmation was available. In addition, there were no records that would describe the condition of the USTs at the time of removal, or to indicate whether the USTs leaked. For these reasons, there is the potential for a release to have occurred and impacted the subsurface conditions at the Site. The environmental consultant is currently conducting a Phase II Site Investigation for the property under the grant.
