Additional Property Attributes

A previous (2009) TSI Report recommended that should the subject property be redeveloped for residential or commercial/industrial purposes using slab-on-grade build construction techniques, engineering control measures would be necessary to mitigate potential vapor intrusion of benzene and 1,3-butadiene into indoor air from subsurface soil gas. In consideration of the decreasing concentration trends associated with 1,3-butadiene and benzene detected in soil gas samples collected during the three successive sampling events and because the results of the indoor air/vapor intrusion risk evaluation for residential exposures to VOCs estimated that cumulative cancer and noncancer risks did not exceed acceptable risk thresholds ( i.e., 1E-06 and 1, respectively), the current SSI recommended that DTSC issue a letter of No Further Action.

Former Use: Currently, the Site is unpaved and covered with vegetation, and no aboveground structures exist. All aboveground structures were demolished from Parcel-22 by 1996 and Parcel-20 structures were demolished by 2009. Prior onsite activities included a carpentry/cabinet workshop, auto repair facility, and machine shop.
