Additional Property Attributes

A Phase I ESA completed in 2012 has revealed RECs associated with the subject site (suspected UST, documented asbestos and lead-based paint in structure), as well was off-site REC's (automotive repair facilties on adjacent properties). The Phase I ESA cost included a geophysical survey, asbestos and lead-based paint surveys, and an indoor air quality screening. A Phase 2 ESA that included an intial sampling event in late 2012 and a confirmatory sampling event in early 2013 revealed no REC impacts to soil or groundwater above regulatory criteria, with the exception of a BaP exceedance in a shallow soil sample collected on-site. The impact was found to be a de minimus condition that was likely related to anthropological activities (nearby roadway improvements and the area being historically used for unpaved parking. As such, no additional assessment was recommended. The Phase II ESA also included a final asbestos survey to provide the required documentation for the anticipated demolition of the primary arena structure to allow redevelopment of the property.

Former Use: The subject site is currently inactive, with the exception of a small portion leased by a training facility. Historical use included use as a circus arena and circus training center.
