Additional Property Attributes

The Woodruff Building is located in Springfield Missouri right off the public square. The Woodruff Building and the adjoining parking lot are located northwest of the intersection of Jefferson Avenue and St. Louis St. The surrounding area is comprised of multi-level offive buildings with an adjacent parking lot and an additional parking lot and parking garage located in the downtown postion os Springfield, MO. The Building is a ten story structure with a penthouse and a basement. It was constructed in 1909. The main floor is approximatley 11,200 square feet in size with a cafe located in the southeast corner. Renovations of 2,000 square feet per level (levels 3-10)were made to the west portion of the building in the 1950's utilizing a two story, preexisting structure which was located between the Woodruff and the Gillioz. A 330 square foot canopy and concrete loading dock constructed in 1970 are located north of the Woodruff. A 0.04 acre area surrounded by a wood privacy fence is located in the northwest portion of the site and contains electrical generators utilized by the adjoining property. Recognized REC's include multiple UST's under the Woodruff and surrounding area, asebestos containing materials within the building, potential ink hazard from a print company, and a fueling station that was located at the parking lot north of the Woodruff.

Former Use: The Woodruff Building has been utilized as office spacwe with a retaurant and/or pharmacy since 1909 when it was constructed. In the 1950's, additions were made to the Woodruff incorporation a commercial structure located to the west. This structure had previously been utilized as a store, gas office, telegraph, Queen City Laundry, and as a tobacco company. The parking lot located north of the Woodruff has been utlized as a loading dock, parking areas, and a fenced area with electrical generators since approximately 1977.Prior to the construction of current improvements, this tract was occupied by a parking garage and car rental facility, a filling station, and auto serive. A printing company and church were also historically present on this portion of the site.
