Additional Property Attributes

The property and structure was previously used as the City Hall for the City of North Charleston. Upon constructing a new building, this property has been leased to other entities. A division of Amazon, CreateSpace, was interested in leasing the entire building to expand operations in the area, but first required a Phase I ESA be completed to indicate whether any RECs were present on the Property and whether they would impact use of the building. The ESA found that the fuel system on the site and another on a north adjacent property have both leaked in the past. Both leaking USTs represent RECs. However, both sites are eligible for the State Underground Petroleum Environmental Response Bank, meaning that soil and groundwater assessments has been completed under that program. Therefore, no additional assessment was recommended. Upon completion of the Phase I ESA, CreateSpace signed a long-term lease for the property.

Former Use: The property was previously used as the City Hall for the City of North Charleston. The site is developed with a fuel dispensing system that is currently in use by the City. After moving to another property, the City has leased the building to other entities. In early 2012, a division of Amazon, CreateSpace expressed interest in leasing the property, but required a Phase I ESA be completed.
